With Smooth Move we do all the hard work for you, from arranging valuations of your existing property, right through to managing the sale. How does it work?

Choose your new Shanly home

Explore our website to discover Shanly Homes new build developments in your chosen location. Once you know which development you’d like to call home, call our friendly team who will be happy to arrange an appointment for you to view. Don’t forget to tell them you are interested in Smooth Move.

Before your visit

Before your visit, we recommend you speak to an independent financial or mortgage advisor who will be able to establish your exact buying position helping you to secure the house you want. Our mortgage calculator tool is very handy for a quick check of what you may be able to afford.

Visit your chosen development and reserve your new home

At the visit you will tell us about your existing property and choose your perfect new Shanly home.

If your existing property is accepted for Smooth Move, you will provisionally reserve your new home and we will arrange free valuations from independent estate agents.

Once we have the valuations, we will agree with you the best price at which to market your property and arrange for the marketing to commence.

We will manage the sale and provide regular updates right up to the point of your existing property being sold, and we will pay the agreed estate agents fee direct to the agent.

Terms and conditions

1. Smooth Move is available on selected Shanly homes and on selected developments.

2. To be eligible for Smooth Move you will need to provide access to your existing home to the appointed estates agents within 3 days of reserving your new Shanly home in order to carry out the inspection and valuation.

3. Following the valuations by the appointed estate agents and an inspection of your existing property (including an EPC Certificate) we will verbally offer you a price to market your existing property at. Your acceptance will be required within 2 working days and any confirmed written offer must be returned within 2 working days of receipt. Upon your acceptance you will need to sign your Reservation Agreement and pay your reservation fee, subject to Anti-Money Laundering checks. If you do not accept the price that we offer for your existing property to be marketed at, you will no longer be eligible for the Smooth Move scheme and your provisional reservation will be cancelled.

4. If no acceptable offer is received on your existing property within the time period stipulated in the Smooth Move Agreement, we reserve the right to re-market our new Shanly home and to refund your reservation fee subject to the terms set out in the Reservation Agreement.

5. You must enter into a Smooth Move Agreement with Shanly Homes concerning the sale of your existing property, which will include a time period for the marketing of your existing property.

6. You agree to Shanly Homes appointing a nominated estate agent whom you will instruct to market and sell your existing property.

7. You agree you will not be able to select the estate agents we appoint to inspect and value your existing home, or the terms of that appointment.

8. You agree to allow reasonable access to your existing property to facilitate the resale (subject to agreed appointments), to the erection of a “for sale” sign and to co-operate fully with our estate agent in their efforts to market and sell your existing property.

9. Should you terminate the Smooth Move Agreement within the time period set out in the Agreement then we may retain costs incurred as set out within your Reservation Agreement.

10. Entering into a Smooth Move Agreement does not preclude your right to a full reservation fee refund during the 14-day cooling off period under the terms of the NHQC.

11. This offer is also subject to the terms of your Reservation Agreement with us which explains the circumstances in which we may retain your Reservation Deposit.

12. In order to meet our 42 day exchange requirement, you will need to ensure your solicitor is instructed to proceed on your behalf upon acceptance of an offer of your existing property and completion of our Reservation Agreement.

13. We agree to pay the estate agent’s commission plus VAT for marketing and selling your existing property provided you legally complete on the purchase of your new Shanly home.

14. You agree not to instruct any other estate agent to sell your existing property until your Smooth Move Agreement has expired, that no party is currently negotiating to purchase your existing property and that no introduction has already been made by another party.

15. You agree to cancel any existing arrangements with any agents’ and any agents’ fees or commissions and VAT that may have been incurred by you prior to our Smooth Move Agreement will remain your responsibility. Shanly Homes will not accept liability towards any such costs or charges.

16. Any estate agent appointed by Shanly Homes to market your existing property will be acting on behalf of Shanly Homes and should your existing property sale and subsequent purchase of a Shanly home proceed to mutual legal completion, any fees and commissions for the appointed estate agent will be met by Shanly Homes. Should either yourself or Shanly Homes withdraw from the transaction but you continue to sell your existing property to any individual introduced by our appointed estate agent during the period of our instructions, and any such sale proceeds to legal completion, you would be liable for the estate agent’s commission and VAT.

17. Your existing property must continue to be maintained internally and externally to an acceptable standard until legal completion and on legal completion must be left clean and tidy including the garden, loft and any outbuildings with only the agreed items remaining.

18. Full vacant possession of your existing property will be required upon legal completion.
